Case Study of Asbestos Management Services
Crossways has been engaged by North East Derbyshire District Council (N.E.D.D.C.) to survey a number of council properties ranging from the Council Offices, pictured to the right, through Leisure Centres to Housing stock.
Crossways surveyed a percentage of the total housing stock in an ongoing asbestos management programme. Council housing stock is not treated as domestic property by the Health and Safety Executive (HSE) as the council’s own workforce enters the property to carry out work. It therefore falls under the description of workplaces. A representative 20% of the council’s stock was surveyed in agreement with the HSE – it is unreasonable to expect Councils to carry out surveys on 100% of properties in one go. This 20% had to be chosen carefully to ensure that there was an even representation of all types of dwelling. N.E.D.D.C., rather than revisiting all the first round of properties has decided to extend the original 20% in the next round of surveys.
Groups of Survey of Housing Stock
Individual properties and groups of property in anticipation of Public Finance Initiative (PFI) schemes (schemes where a private company takes over the maintenance of Council housing stock.
Individual properties and groups of property for the Decent homes scheme (this is Government legislation requiring Councils’ housing stock to be of a certain standard by the year 2010.
Part surveys on individual and groups of domestic property (eg Soffit testing) for smaller projects such as fitting new windows.
